Welcome! Don and Leslie have been full time Realtors in Ventura County for over 30 years. It's been fun watching as "little" Victoria Avenue (and many other streets) have morphed into what they are today.

Just as our local communities have evolved, we've seriously considered for the past several years how we could someday "give back" and "finish well" - expressions that can mean a lot of things to different people.

As part of our research into opportunities for service, in early 2013 we contacted a Peace Corps recruiter who helped us start our journey. But our new path wasn't going to be as straight and easy as we thought! And so we began a transition into something completely different from the routines we've known for the past 30 years - and have begun a path that's leading into the exciting unknown. This will be our story!

P.S. – Leslie asked him “Have you been bloodied yet”?

Also at that last showing Wednesday afternoon, with a young man and his Realtor by his side, Leslie asked the man “Have you been bloodied yet”?  A quizzical look crossed his face.

She simply wanted to know how frustrated he was in trying to buy a home!

We laughed and asked him how many other offers he’s previously made and not yet connected – “just one”. We encouraged him to hang in there, work hard with his Realtor and don’t delay when his Realtor says they need to check out a new listing.

Leslie told him “Your Realtor earns every penny she makes”!

That Realtor and Leslie talked about what it was like back in 2005, when a spouse would immediately write up an offer without the other spouse even seeing the property first.  Crazy times again!

Leslie whispered to me “This is pathetic” – what did she mean?

Leslie recently took a listing on a very cute Woodbridge (Ventura) condominium. She had an open house this past Sunday afternoon and listed the home on the MLS on Monday.

A long and steady stream of would be buyers and “looky-lous”came by on Sunday, and when the listing hit the MLS on Monday, things went crazy.

Leslie opened the home up Wednesday afternoon at 2:30 and again at 5:00 so more agents could show the property to their clients. When she left the office for the latter showing, I tagged along – curious to watch “the show”.

3 parties viewed the home at the latter showing – and all ultimately made offers.  Leslie already had in hand over half a dozen offers before that last showing.

So as Leslie and I were sitting on the sofa as these individuals previewed the home, she leaned over and whispered to me “This is pathetic”. What did she mean? Read the rest of this article »

Sunday LA Times headline – “Bidding wars are back”

I was somewhat amused this morning looking at our Sunday LA Times and seeing the blaring headline – “Bidding wars are back in tight market”.

Previous blogs and a comment I made in our June newsletter about an investor’s all cash offer (not successful) last week has already alluded to the fierce competition for homes – especially correctly priced entry level homes and condos.

So what does it all mean?

For buyers – it means investors are seeing exceptional, generational, value in residential real estate. Rents are strong, the economy will ultimately heal itself (despite Washington) and they anticipate superior appreciation in the coming years – vice investing in stocks (equity) or bonds (debt).

For sellers – it means there are good, strong buyers waiting to make an offer on your home – as long as it is priced at 2012 prices – not 2007 prices.
