Welcome! Don and Leslie have been full time Realtors in Ventura County for over 30 years. It's been fun watching as "little" Victoria Avenue (and many other streets) have morphed into what they are today.

Just as our local communities have evolved, we've seriously considered for the past several years how we could someday "give back" and "finish well" - expressions that can mean a lot of things to different people.

As part of our research into opportunities for service, in early 2013 we contacted a Peace Corps recruiter who helped us start our journey. But our new path wasn't going to be as straight and easy as we thought! And so we began a transition into something completely different from the routines we've known for the past 30 years - and have begun a path that's leading into the exciting unknown. This will be our story!

Inventory levels creep up

On a macro level, tracking the number of homes for sale gives buyers and sellers a sense of where price points may be heading. More inventory tends to give buyers the edge (they can be more choosy) while less inventory tends to favor the sellers. Here are the inventory numbers for Ventura, Oxnard and Camarillo.

September inventory levels

Early September inventory levels for Ventura are almost exactly the same as last month, Oxnard’s levels are down a bit and Camarillo has higher single family levels but lowered condo levels. Here are the hard numbers.

Ventura County Foreclosure stats for August

The number of foreclosure defaults for Ventura County jumped from about 500 to 600 for the month of August while the Trustee Sales (auction date) remains about the same as July. The Trustee Deeds (gone to auction) remains steady. See the chart for the last 12 months. You can also see the chart for quarterly trends since June 2005. Data is from Foreclosure List Service.

August stats are in for Ventura, Oxnard and Camarillo

Sold prices for single family homes in Ventura and Camarillo are on the decline from July while Oxnard remains relatively unchanged. Sold prices for condos for Ventura is upward while Camarillo and Oxnard are somewhat downward.

Home sales drop 21.4% in July?

The Los Angeles Times reported today (“Home Sales Slump in July” – Business section) that SoCal saw a 21.4% drop in sales between July/2010 and July/2009. Is that true for our area? NO! Sales in Ventura and Camarillo were UP in that year over year comparison, while Oxnard was in fact down. General media headlines can be unsettling, but Ventura home sales are NOT like the Inland Empire, et al, so when reading the headlines, dig a little bit deeper and check out our statistics for the truth!
