Oxnard is the most telling for changes in June data. First, for single family homes sold in all home sizes, the Sold Price was higher than the List Price. For Oxnard condos, the List Price was higher than the Sold Price, BUT notice how much higher the average List Price jumped compared to previous months. Finally, as noted earlier, inventory levels have plunged in Oxnard. Ventura and Camarillo are approximately holding steady so far.

The LA Times main headline today, “Southland home prices looking up”, stated that median home value prices rose 6.4% in the Southland from May to June, and that fewer than half of those sales were foreclosures. Foreclosures continue at a high pace and the economy is only now starting to get back on its feet.
