Welcome! Don and Leslie have been full time Realtors in Ventura County for over 30 years. It's been fun watching as "little" Victoria Avenue (and many other streets) have morphed into what they are today.

Just as our local communities have evolved, we've seriously considered for the past several years how we could someday "give back" and "finish well" - expressions that can mean a lot of things to different people.

As part of our research into opportunities for service, in early 2013 we contacted a Peace Corps recruiter who helped us start our journey. But our new path wasn't going to be as straight and easy as we thought! And so we began a transition into something completely different from the routines we've known for the past 30 years - and have begun a path that's leading into the exciting unknown. This will be our story!

Treasury Department issues loan modification rules

bubble-reduced-house1The U.S. Treasury Department just issued rules this morning allowing troubled homeowners the opportunity to do a loan modification.

A parallel story line is that the House is coming closer to voting on legislation (maybe tomorrow?) that would allow bankruptcy judges to “cram down” loan terms on lenders. One potential provision to this legislation is that homeowners must first have attempted to do a loan modification prior to seeking relief in bankruptcy court.

Oxnard MLS inventory in decline

On Friday I met with an investor who owns a number of rental properties by the SeaBee base. I told him, “I’ve got good news and I’ve got bad news”. The good news is that inventory is way down from last summer. The bad news (for investors like him) is that property values have plunged. Buying a McKeon condo same as renting it

I was just looking this morning at a new Countrywide REO listing in the McKeon condos with an asking price of $148k. It last sold in 2006 for $352,000. Investors are renting out these units for around $1,200+ a month, but what would the payments be for a Ventura homebuyer at today’s low prices and interest rates? FHA interest rate way down

I was just looking at BankRate.com to see how the FHA interest rate has changed over the last couple of months (it’s plunged), and their chart says it all:
